Details that last

Freestanding walls fail at the cap

A site wall or monument sign has no roof over it. Rain lands on the top, runs down both faces and soaks into the base, and any crack in the cap sends water straight into the block or framing inside. That is why so many entry signs, dumpster screen walls and courtyard walls on commercial and multifamily properties show the same pattern: a cracked or stained top, efflorescence and peeling finish near grade, and stucco that sounds hollow when tapped.

We repair those features from the top down. Caps get a proper slope and drip edge, or a metal coping where the design allows. Delaminated stucco is removed to sound substrate, block is parged or lathed as needed, and the base gets a weep or a clean termination so water can leave. Columns, parapets and cornices on the building follow the same logic, with foam profiles rebuilt and reinforced where impact or water has broken them down.

For new features, we build the substrate first and match the stucco to the building. Related work: outdoor dining and amenity walls and stucco repair.

What we build & refinish

Commercial site walls and facade details

New work or a refinish, the same rule applies to every piece: give water a way off and out.

Screen & dumpster walls

Block enclosures for dumpsters, mechanical equipment and loading areas, stuccoed on both faces with sloped caps and impact-resistant bases.

Built for truck traffic

Monument & entry signs

Sign bases and monument walls for shopping centers, office parks and residential communities, finished to match the property.

First thing visitors see

Retaining walls

Block or concrete walls stuccoed on the face, with the soil side waterproofed and drained so ground water does not blister the finish.

Drained behind the wall

Columns & piers

Entry columns, canopy piers and storefront piers wrapped and finished, with the base held off the slab so it does not wick water.

Bases kept dry

Parapets & copings

Parapet walls rebuilt or refinished with the coping, cap flashing and roof-to-wall details that keep water out of the top of the wall.

Weak point on every roof

Cornices & foam profiles

Cornices, bands, window surrounds and tower details shaped in foam, reinforced with mesh and finished to match or contrast.

Sloped tops, sealed joints
Substrate first

Each feature needs its own build-up

Stucco on a block screen wall bonds to the masonry; stucco on a framed column, parapet or sign base needs a weather barrier and lath like a building wall; foam cornices and bands are a different system again. Using the wrong build-up for the substrate is a common reason a detail cracks or comes loose within a few years.

We look at what each wall or feature is made of, how it drains, what it gets hit by and where it meets the building, and we put what it needs in the written scope. If the work is part of a larger project, we can schedule it with a stucco installation or a facade recoat so everything finishes in one color.

Our process

How we build a wall or detail

Smaller pieces move faster than a full facade, but base coats still need time to cure, and work near drive aisles and entrances needs a plan.

Assess & plan

We look at the substrate, how water reaches the feature and where it ties into the building, then lay out caps, joints, flashing and site protection.

  • Substrate identified
  • Drainage & caps planned
  • Traffic & access planned

Prepare & build

Masonry is cleaned and dampened for bonding, framed pieces get barrier and lath, and foam profiles are shaped and set.

  • Loose material removed
  • Lath or bonding coat
  • Profiles set and reinforced

Coat & finish

Base coats go on and cure, then the finish is applied with color and texture matched to the building or set to the approved accent.

  • Coats cured properly
  • Texture matched by hand
  • Joints sealed

Cracking on a sign base, column or parapet?

We will find out why before refinishing it, so the new coat does not crack the same way.

Signs, screens & entries

The walls people see first

On Decatur apartment communities, office entries and retail centers, the monument sign and the walls around it set the first impression.

Many Decatur properties sit close to the street, so entry walls, column bases and screen walls around parking, trash enclosures and mechanical yards are in full view of pedestrians. We rebuild and refinish them with as little disruption to driveways and sidewalks as possible. If a monument sign is being rebuilt or redesigned, check with the City of Decatur or DeKalb County about sign rules before the design is final.

Monument signs

Cracked caps and faces rebuilt so the sign panel and the stucco around it stay dry.

Screen & enclosure walls

Dumpster, mechanical and parking screen walls repaired where trucks and weather wear them down.

Cornices & foam trim

Foam profiles cut, meshed and finished to match existing architectural details.

Questions & answers

Site wall & facade detail FAQ for Decatur

What Decatur property managers ask about signs, walls and trim.

Do we need a permit to rebuild a monument sign in Decatur?
Refinishing an existing sign may not need one, but rebuilding or changing a sign often does. Sign rules differ between the City of Decatur and unincorporated DeKalb County, so check with the right office before the design is final.
Our entry wall in Decatur is right on the sidewalk. Can you work without closing it?
Usually. We set up a narrow protected work zone, keep a walking path open and work in short sections. If any part of the sidewalk has to be closed, check with the City of Decatur about what is required before work starts.
Can you stucco an existing block site wall?
Yes. Clean, sound block can take stucco directly with proper preparation; painted or damaged block usually needs lath. We also correct the cap so water stops getting into the wall.
Why do monument signs crack at the top?
The cap takes the most weather and often lacks slope or a drip edge, so water sits on it and works into small cracks. Once water is inside the block or framing, freeze-thaw and swelling widen the damage.
What is foam trim and how long does it last on a commercial building?
Foam trim is shaped foam covered with reinforcing mesh and a base coat and finish. Properly sealed and kept out of high-impact areas, it holds up well; at ground level we usually recommend a harder build-up.
Can you match new columns or walls to the existing building?
Yes. We blend color and aggregate to match the existing finish and reproduce trim profiles so new features look like part of the original building.
