EIFS & Dryvit Restoration in Decatur

Much of the office and medical space around Decatur from the 1980s and 1990s was clad in EIFS, and plenty of it is barrier EIFS with no way to drain. We repair, reseal, recoat and, where it makes sense, convert those facades so they stay dry.

Barrier EIFS needs a different repair

EIFS is foam board, a reinforced base coat and a thin finish, and it repairs very differently from cement stucco. Older barrier systems, common on professional and medical office buildings in and around Decatur, were designed to stop all water at the surface. When the sealant at a window or panel joint fails, water that gets past the face has nowhere to go but into the sheathing.

Restoration starts with finding those wet areas. We take moisture readings at joints and terminations, open any section where the substrate is damaged, replace the sheathing and rebuild the foam, mesh and base coat so the repair ties into the surrounding system. Joints are then resealed with the correct backer rod and sealant, and the elevation is recoated so the repair blends in.

On buildings with recurring problems, we will talk through a drainable conversion at the worst elevations or a re-clad, and we will be straightforward about when repair plus a sealant program is the better value. Every option starts with an envelope survey, because the readings decide the scope.

What we restore

EIFS & Dryvit restoration in Decatur

Most EIFS problems come down to water at the edges or damage to a soft face. The scope depends on whether the substrate behind is still dry.

Wet substrate repair

Wet sections are cut out, damaged sheathing replaced with glass-mat gypsum board, and the wall rebuilt with new board, mesh, base coat and finish.

Dry substrate first

Joint & sealant renewal

Failed sealant at windows, storefronts and panel joints is replaced with backer rod and an EIFS-compatible sealant against a sound edge.

The first line of defense

Facade recoats

A new finish coat over sound EIFS renews color and texture across an entire elevation or building without removing the system.

Recoat or color change

Barrier to drainable conversion

Failing barrier EIFS is removed and replaced with a drainable system over a weather barrier, elevation by elevation if needed.

A wall that can drain

Impact damage

Dents and punctures at entrances, loading areas and ground-floor corners are cut back, rebuilt with heavier mesh where needed and blended in.

Soft face, solid repair

Below-grade foam & termites

Foam board run into soil or under pavement gives termites a hidden path. We cut it back above grade and repair damaged framing.

Repair, recoat or convert?

Choosing the right EIFS scope

If moisture readings are low and damage is local, section repairs with new sealant joints and a matched finish are usually the right answer. If the facade has been patched many times or faded unevenly, a recoat across the elevation gives a uniform look and helps a dated building show better to tenants and prospects.

When barrier EIFS shows wet readings in many places, repairing spot by spot often just moves the problem. Converting to a drainable system, or to hard coat stucco or fiber cement on some elevations, can be the better long-term choice. We explain the options with readings and photos in front of you, separate urgent work from what can be phased, and document any change in scope for your approval before we proceed.

Our process

How an EIFS restoration runs

Restorations run elevation by elevation, so tenants and residents keep their entrances, parking and daily routine.

Identify & survey

We confirm whether the facade is barrier or drainable EIFS and take moisture readings to find the edges of any wet area on each elevation.

  • System identified
  • Readings mapped by elevation
  • Photo documentation

Remove & rebuild

Damaged EIFS and wet sheathing come out. New sheathing, weather barrier and insulation board go in, with flashing corrected at the leak.

  • Wet sheathing replaced
  • Flashing corrected
  • Foam kept above grade

Mesh, coat & finish

Base coat and reinforcing mesh are lapped into the existing wall, joints are sealed, and the finish is matched or the elevation recoated.

  • Mesh lapped into old work
  • Compatible materials
  • Matched finish

Not sure if the building is EIFS or stucco?

EIFS sounds hollow and feels softer than cement stucco when tapped. We confirm it on the first site walk.

EIFS-era buildings

Decatur's EIFS generation

EIFS spread through Metro Atlanta in the 1980s and 1990s, and Decatur's professional offices, medical buildings and early condominiums show it.

Those buildings are now three or four decades into their service life. The finish has chalked, the original sealant is long past due, and terminations at grade and at roof edges were often detailed in ways that hold water. We see the same patterns repeatedly on medical and professional offices along North Decatur Road and on older buildings near downtown, which helps us scope them accurately and price them fairly.

Wet foam & sheathing

Sections that read wet are opened, the board replaced and the EIFS rebuilt to tie into sound material.

Terminations at grade

EIFS run down into soil or paving wicks water; we cut it back and terminate it properly.

Chalked, dated finish

A recoat restores color and texture over sound EIFS without removing the system.

Questions & answers

EIFS & Dryvit FAQ for Decatur property owners

What Decatur owners and managers ask about older EIFS facades.

Our Decatur office building has EIFS. Does changing its color need approval?
It may. Properties inside city limits, particularly downtown or in a historic district, can need review for exterior changes, so check with the City of Decatur first. If the building is in unincorporated DeKalb County or governed by an owners' association, check those requirements too. We provide samples and product data for any review.
We manage a medical office near North Decatur Road. Can you work while patients are being seen?
Yes. We keep entrances and drop-off areas clear, schedule cutting and other noisy work outside clinic hours where needed, and contain dust at open sections. Tell us about sensitive areas such as procedure rooms during the site walk.
Can EIFS be repaired, or does it have to be replaced?
Most EIFS can be repaired where the substrate is sound. Wet or damaged sheathing has to be replaced first, and buildings with widespread damage may be better served by a drainable conversion or re-clad. A moisture survey shows which applies.
What is the difference between barrier and drainable EIFS?
Barrier EIFS relies on the outer surface and its sealant joints to keep all water out. Drainable EIFS adds a weather barrier and a drainage path behind the foam, so water that gets past the face can escape. Most commercial EIFS today is drainable.
Is Dryvit the same as EIFS?
Dryvit is a manufacturer of EIFS, and its name is often used for the cladding in general. We repair and restore Dryvit and other manufacturers' systems using compatible materials.
Why do termites matter on EIFS buildings?
Foam that runs below grade can give termites a hidden path into the framing, and wet sheathing makes it worse. We cut EIFS back from grade and document any damaged substrate so it can be repaired and treated.
