Repair the cause

A Decatur patch has to survive the next storm

Plenty of Decatur buildings already carry two or three generations of stucco repairs: a patch at a storefront pier, a skim coat over a cracked parapet, caulk smeared across a corner crack. Most of them failed because they treated the crack and not the reason it opened. Movement at a missing control joint, rusted corner bead, water behind the finish or impact from carts and delivery trucks will reopen any repair that ignores it.

On a commercial wall we cut back to sound material, check the lath and substrate behind it, and trace how water reaches the damaged area. Where the sheathing is wet we say so, because a surface repair over it is money spent twice. Then we rebuild the stucco in layers, add reinforcing where impact is the problem, and blend pigment and aggregate to the existing finish.

On larger elevations we will tell you when a corner-to-corner recoat will hide repairs better than spot work, and when sealant and flashing belong in the same mobilization.

What we repair

Commercial stucco repairs in Decatur

Every repair starts with the same question: is water involved? The answer decides how deep the repair has to go.

Cracks at piers & corners

Cracks at storefront piers, window corners and control joints are routed, reinforced and refinished so they do not telegraph back.

Hairline to structural

Water damage & staining

Wet sections are opened, sheathing replaced and the leak closed at the window, parapet or roof line that caused it.

Source found first

Impact damage

Damage from carts, delivery trucks, parking lot vehicles and removed signage is rebuilt in layers to full wall thickness.

Reinforced at ground level

Delamination & bulging

Coats that have separated from the lath are removed and rebuilt with proper bonding and mechanical attachment.

No loose stucco left

Parapets & roof-to-wall

Cracked parapet caps, open coping joints and missing roof-to-wall flashing are corrected and the wall below repaired.

Top of the wall first

Termite & rot damage

Damaged framing and sheathing are replaced and foam or stucco run below grade is cut back to proper clearance.

Choosing the right repair scope

Isolated repairs can be blended into the surrounding finish. When an elevation has years of patches, has faded unevenly, or has a texture that is hard to match, recoating corner to corner gives a uniform result and often costs less than chasing a perfect blend on every patch.

We tell you which approach fits each elevation, and why, before any work starts. The written quote separates urgent water intrusion from cosmetic work so owners, asset managers and boards can phase the cosmetic items into a later budget cycle if they need to. If a wall turns out to be more damaged once it is opened, you see photos and approve any change in scope before we go further.

Our process

How a commercial repair comes together

Hard coat stucco needs cure time between coats, so we plan the schedule, access and phasing before the first cut.

Survey & mark

We take moisture readings around the damaged area and at the details that fail first, so the edges of the damage are known before anything is cut.

  • Readings mapped by elevation
  • Leak path identified
  • Photo documentation

Open & rebuild

Damaged stucco and substrate come out until we reach dry material. New sheathing, weather barrier and lath go in, lapped correctly, and the failed detail is corrected.

  • Wet sheathing replaced
  • Flashing & joints corrected
  • Walkways protected

Coat & match

Scratch, brown and finish coats are applied and cured, then the color and texture are matched to the surrounding facade with custom-blended pigment and aggregate.

  • Coats cured properly
  • Custom color match
  • Daily cleanup

Stucco repair where Decatur meets the sidewalk

In a walkable downtown, the most damaged stucco is usually the first eight feet of the wall.

Delivery dollies, bike racks, sidewalk cleaning equipment and parked cars chip storefront piers, building corners and ground-floor walls along Decatur's busiest blocks. Shade from the city's mature tree canopy keeps some elevations damp long after a storm, which feeds mildew and slows drying behind cracks. We set up repairs with pedestrian protection and short work windows so storefronts stay open.

Impact at corners

Ground-floor corners and piers near service doors and parking take repeated hits; we rebuild them with reinforcing mesh.

Shaded, slow-drying walls

North-facing and tree-shaded elevations stay wet longer, so cracks there deserve attention sooner.

Short work windows

Repairs near entrances are staged early in the day or between service periods so doors stay open.

Questions & answers

Commercial stucco repair FAQ for Decatur

Questions Decatur owners and property managers ask before a repair. Call for a site walk.

Do we need a permit for stucco repairs in Decatur?
Small like-for-like repairs often do not need one, but larger scopes, sheathing replacement or work that changes the facade may. Check with the City of Decatur if the property is inside city limits, or with DeKalb County if it is not; we provide the scope details they ask for.
Can you repair storefront stucco downtown without blocking the sidewalk?
Usually. We fence only the section being worked, keep a clear walking path and schedule the noisiest cutting before most Decatur shops and restaurants open. If a sidewalk or right-of-way closure is needed, check with the City of Decatur on its requirements; we raise it early so there are no surprises.
Can a stucco crack be repaired without the patch showing?
Yes, when it is done properly. We blend pigment and aggregate to the existing finish and feather the texture into the surrounding wall. On a weathered elevation, recoating the panel corner to corner gives the most even result.
What causes commercial stucco to crack?
Common causes are building movement without enough control joints, impact at grade, corroded lath or corner bead, and water cycling behind the finish. The cause decides the repair, which is why we look behind the crack before we fill it.
Can our maintenance staff just caulk the cracks?
Caulk over a stucco crack usually traps water and leaves a visible stripe. Hairline cracks can be bridged with the right coating, but anything wider, or anything that keeps reopening, needs to be cut out and repaired.
How is a commercial stucco repair priced?
By the extent of damage, what we find behind it, access needs such as lifts or sidewalk protection, and the finish match required. After a site walk you receive a written, itemized quote.
