Commercial EIFS Installation in Decatur

On tight Decatur infill sites and facade re-clads, drainable EIFS gives designers continuous insulation and profiles that would be heavy in hard coat. We install it to the manufacturer's details, with the drainage plane and flashing done right.

Built to drain

Drainable EIFS starts with the weather barrier

New EIFS should not resemble the barrier systems that gave the cladding a bad name. A drainable system starts with a fluid-applied or sheet weather barrier over glass-mat sheathing, then foam board with a drainage path behind it, a reinforced base coat and the finish. Whether the wall lasts comes down to the details at windows, roof edges, balconies and the bottom of the wall, where water has to be led back out.

On Decatur projects those details often come with complications: a mixed-use building on a zero-lot-line site, an addition tied into an older masonry structure, or a re-clad over an occupied office building. We review the drawings and manufacturer details before mobilizing, flag conflicts at window and roof interfaces, and settle flashing responsibilities with the general contractor and the other trades in writing.

Foam also makes cornices, bands, reveals and profiled trim practical, which helps when a new facade has to sit comfortably beside older buildings downtown. See new construction stucco for how we work with general contractors, or compare three-coat stucco.

What goes into the wall

Every layer of a commercial EIFS facade

Each layer has a job. Skip one and the facade leaks, cracks at the openings or fails at its edges.

Weather-resistive barrier

A liquid-applied or sheet barrier over the sheathing, lapped into window, storefront and roof flashing, is the facade’s real waterproofing.

The layer that keeps it dry

Drainage & adhesive

Insulation board is set in vertical ribbons of adhesive so water behind the foam drains down and out at the base of the wall.

A path out for water

Insulation board

Foam board fitted tight, staggered at corners, rasped flat and kept clear of grade, sidewalks and paving.

Continuous insulation

Mesh & base coat

Reinforcing mesh fully embedded in the base coat, with diagonal patches at openings and heavier impact mesh at entrances and ground-floor walls.

Strength where traffic hits

Sealant joints & terminations

Expansion joints at floor lines and sealant with backer rod where EIFS meets windows, storefronts, copings and other cladding.

Joints planned, not added

Cornices, bands & profiles

Foam cornices, banding, window surrounds and parapet caps shaped and coated as part of the same system, with sloped tops.

Which cladding?

Choosing EIFS or hard coat stucco

Both can deliver the same look, but they are built differently. Drainable EIFS is lighter, adds continuous insulation outside the framing and makes cornices, bands and architectural shapes easy to form in foam. Hard coat stucco is harder at the surface and stands up better to carts, bikes and vehicles at ground level. Many commercial buildings use both: hard coat or impact-reinforced EIFS at the base and standard EIFS above.

We walk owners, architects and general contractors through the trade-offs, including how the wall meets windows, storefronts, roofs and other cladding such as fiber cement. If three-coat stucco is the better fit for part of the building, we install that too.

Our process

How a commercial EIFS installation comes together

Schedules depend on wall area, access, weather and cure time between coats. We set the sequence with you or your general contractor before mobilizing.

Review & sequence

We review drawings and the specified system, flag flashing and joint details that need answers, and sequence our work with the window, storefront and roofing trades.

  • Details reviewed early
  • Trade sequencing set
  • Access planned by elevation

Barrier, flashing & board

We check the sheathing, apply the weather-resistive barrier, flash openings and roof lines, then set insulation board in drainable adhesive and rasp it flat.

  • Sheathing checked first
  • Kick-outs at roof lines
  • Foam kept above grade

Base, finish & seal

Mesh is embedded in the base coat, the finish goes on in continuous sections, and sealant joints are installed at every termination.

  • Openings reinforced
  • Finish without lap lines
  • Sealant with backer rod

Bidding a project or planning a re-clad?

Bring us in before the walls are closed up. Flashing, joint and window details are easiest and cheapest to get right on paper.

Infill & re-clad work

Installing EIFS on tight Decatur sites

Downtown and near the MARTA stations, new buildings go up against the property line with little room to stage.

We plan material deliveries, lift positions and scaffold around neighbors, sidewalks and street parking, and we sequence foam, base coat and finish so open walls are not left exposed to an afternoon storm. On re-clads of occupied buildings, existing cladding comes off one elevation at a time and the weather barrier is closed in before we move on.

Zero-lot-line walls

Walls built against a neighbor need access and detailing planned before the framing closes in.

Re-clad over occupied space

Old cladding removed elevation by elevation, with tenants protected from weather at every stage.

Weather windows

Base coat and finish need suitable temperature and dry conditions, so we schedule around summer storms and winter cold snaps.

Questions & answers

EIFS installation FAQ for Decatur projects

Questions from Decatur developers, architects and general contractors.

Will the City of Decatur need to approve EIFS on a new building?
Cladding on new buildings is typically reviewed as part of permitting, and downtown projects may also go through design review. Check with the City of Decatur, or DeKalb County if the site is unincorporated, early in design. We can supply product data, details and samples for the submittal.
How do you stage EIFS work on a small downtown Decatur lot?
We work from the general contractor's site logistics plan, deliver materials in smaller loads as space allows, and position lifts or scaffold to keep sidewalks protected. Any use of the street or sidewalk needs approval from the city, which is usually handled by the general contractor.
Is EIFS a good choice in Georgia's climate?
Drainable EIFS installed with proper flashing performs well in Georgia's heat, humidity and heavy rain. The problems seen on older buildings came mostly from barrier systems and poor detailing, not from the material itself.
What is the difference between EIFS and hard coat stucco?
EIFS is a lightweight, insulated system of foam, mesh and a thin finish. Hard coat stucco is a thicker, cement-based system over lath. EIFS adds insulation and allows profiled shapes; hard coat is more impact resistant at grade. Many buildings use both.
Can EIFS be installed over existing cladding?
Sometimes, if the existing wall is sound, dry and flat enough to receive it. More often on older buildings, we remove the old cladding, inspect and replace damaged sheathing, then install a new drainable system.
How is EIFS installation priced?
By wall area, the amount of trim and detail, the number of openings and interfaces, access, and the schedule. We price from plans and specifications and itemize the bid so it can be compared.
